What matters

  1. The price stayed under the tax line. The $5.39 million price is $10,000 below the $5.4 million Measure ULA line shown in the deal box. At the 4% rate shown, a sale just over that would mean about $216,000 in tax on the whole price.  Maybe the city should get rid of this horrible ULA tax so that owners can sell and buyers can buy.
  2. Non RSO.  The building was built in 1991.  AB 1482 applies which is another reason that I like it.
  3. The Price per SF was only $298.  Its a great number for this structure.  $385,000 per unit.  And these units are big. Thirteen of the 14 are 2 bedroom units, about 1,100 square feet each.  Tenants love these big units and so do investors.
  4. A 30 year Hold and 10x potential on equity.  The price went from $1.285 million to $5.39 million.  Thats pretty good considering they also collected rent for 30 years.  I don't know the IRR because I don't know what the initial down payment was.  Although if it was around 35%, around 400k, this gave the buyer a 10x on Equity + all the rent collected.

Operator Takeaway

I like this building. It looks clean, well kept, and like something I would be happy to own. You have 14 apartments, with 13 two bedroom units, plus 25 covered parking spaces. These are big units that give tenants room to stay.

The number I care about is what it would cost to replace it. I would put the land alone at roughly $2 million. Add the cost to build a similar building, and I think the total could reach $7-8 million. Those are my rough estimates from the research I do on land prices and building costs.

At $5.39 million, the buyer is about $1.6-2.6 million below my estimated replacement cost. That is part of why I like it. But buying below replacement cost does not guarantee a good return. The rents still need to cover the bills and the big units here will keep this building always occupied.

I do not see this as a huge home run. I see a nice asset that could leave the owner a modest check after expenses and debt payments. I would check the actual costs and major repair needs before counting on that income.

Accelerated depreciation could also be part of the appeal, depending on the buyer’s tax situation and what qualifies.

Sometimes that is enough. Own a good building, collect some income, take care of it, and let time do its work.
