Four takeawaysFour things an operator sees in this trade
  1. The close.This is the 500 block of N Canon in the Beverly Hills Flats  and the market was asking over $2,000 a foot. The open ask hit $2,268/SF, then $2,227/SF, before a $12M close at $1,958/SF.
  2. The appreciation story.$12 million on 6,130 square feet is $1,958 a foot. That is about 2% under the round $2,000 number — close enough that the block is now living in that band even if the recorded print sits just under.
  3. The prior trade.Same house traded in July 2021 for $10.5 million $1,713 a foot. About five years later the buyer paid roughly $245 more per foot for a 1922 Flats estate with a half-acre lot, pool, sports court, and a detached guest house.
  4. The benchmark.The lot is the story under the house: ~0.52 acres (about 22,670 SF) with a 3-car garage plus parking for more cars. In the Flats, land like that is what makes a $2,000/SF conversation real.

The main residence is 6,130 SF with five bedrooms and six bathrooms (public record carries a slightly different count: four beds, four full, two half baths. 

Built in 1922 and renovated in 1940, it sits on a 22,669 SF lot.  

What an Operator Sees

The 500 block of Canon just got asked over $2,000 a foot and closed at $1,958. That is the print I care about.

$245 a foot above the 2021 trade is not a blowout.  It looks like they paid up in 2021 to buy it while rates were low.  

As rates have spiked up, I have not seen many trades in the Flats.  Watching closely to see if buyers keep showing before The One is built.
