That is why I’m watching land values here.
521 N. Rexford Drive closed on October 1 for $7,000,005. The house is 3,244 square feet on a 13,690 square foot lot. That works out to about $511 per square foot of land.
The house dates to 1922. But what interests me most is the size of the lot, the location and what nearby buyers are paying.
I am tracking these sales and reviewing comp reports to understand where land values are actually landing. I’ve included the comps below so you can see the numbers for yourself.
To me, the Flats remains one of the most desirable markets in Los Angeles. There are wealthy buyers who want to live here, and a limited supply of properties they can buy. Rising rates can change what someone is willing to pay. They cannot create more land on these blocks.
For a buyer who can bring substantial cash, the purchase also goes beyond the monthly mortgage payment. It is about the Beverly Hills, the location and the chance to own something that have very little supply.
Security is part of that purchase. Beverly Hills has its own police department and a Real Time Watch Center supporting public safety operations. I see that investment in security very important now. Police response time in Beverly Hills is 2-3 minutes. In the City of LA you can be on hold with the Police for 45 mins and 2-3 hours if they chose to show up. I know this because I kept calling the police for 3 months for one of my properties. They never showed up until a group of homeless people set the building on fire.
This property sits on the 500 block of North Rexford, just north of Santa Monica Boulevard.
Rexford first came to market at $7,995,000 in May. The price dropped to $7,695,000 in June before the listing was pulled. It returned on August 27 at $6,999,000 and found a buyer in about two weeks.

502 N. Palm sold for about $531 per square foot of land.
512 N. Elm sold for about $588.
524 N. Bedford sold for about $700.
At roughly $511, Rexford had the lowest price per square foot of land among the closed 2026 sales in this small group. It also had the largest lot.
These properties have different houses, conditions and finishings.
My interest here is simple: What are buyers actually paying for rare land in a location they still want?
Ai will keep changing what the world looks like. It will not give us another Beverly Hills Flats.
I’ll keep tracking the closed sales.
