What matters

  1. $115 million, about $413 a foot.The grant deed shows Walt Disney Parks and Resorts buying 278,964 square feet of buildings.  Spread about 25 acres, its about $4 million per acre.  
  2. Disney is now Yamaha's landlord for a little bit longer.  It shows that Disney is willing to patiently wait for 24 months and the continuous demand I am seeing in real estate with owner users buying up their own assets.  This is a strong sign. 
  3. Three buildings on a full city block.One industrial building, one flex building and one office building total about 278,964 square feet on about 25 acres zoned industrial. The buildings cover only about a quarter of the land. Yamaha bought the land in 1978 and opened its U.S. headquarters there in 1979.
  4. Seven miles from the Park.The campus is about 7 miles from the Disneyland Resort.  Disney is Orange County's largest employer.

What an Operator Sees

The Team Got it Done.

Avison Young's Patrick Barnes, Paul Clark, Nick Slonek and Jae Estep sold it for Yamaha.

The building is a single-story, 278K Square feet of alight manufacturing structure built in 1978 on 25 Acres of Land.  

I want to know what Disney will do with 25 Acres of Land.  

Disney paid about $115 million for Yamaha’s campus about seven miles from Disneyland. It plans to use the property for back-of-house operations.  This supports them running the park with out being at the park.Yamaha will lease the campus back through December 2028 while it moves to Georgia.

This is good for So Cal.   A theme park needs offices, storage and support space.  It creates more jobs and brings capital into the region. 

Disney is already planning for an expanded Avengers Campus, an Avatar destination and a roughly 6,000-space parking and transportation hub. Under DisneylandForward, Disney has committed to investing at least $1.9 billion within ten years.  Finding 25 acres in one block near the Disney resort is a hard task.  This is a great acquisition for Disney. 

Yamaha’s side also makes sense. It had already moved its marine and motorsports businesses to Georgia. Yamaha said the move is an effort to improve asset efficiency and profitability.  To me that means cost cutting.  

As an owner, this is the lesson I take from it: You might not be able to rent out one of your industrial or flex buildings easily but you can find an owner user that will pay you a lot of money for it to secure it for decades.  

As an investor I would need the rental to make sense but for Disney, they just need the 25 acres, buildings and location.  

This is a unique comp and $413/SF might not represent what the story is really about.  

I'll be watching what Disney does with it after 2028.
