The house dates back to 1932. But the lot is what caught my eye.
More than half an acre in the Beverly Hills Flats. This size lot is rare and the trade is about $594 per square foot of land, with the house included.
To me, this looks like a deal worth a closer look.
The house sold for $15.475 million. But the roughly 26,000 square feet of land is what gets my attention.
701 North Arden Drive sold on September 25 after more than 50 years in the same family.
The listing shows 7,939 square feet with eight bedrooms. Public records show 6,934 square feet, so that difference needs to be checked. The property also has a pool, pool house, studio, pickleball court and batting cage.
At about $594 per square foot of land, I can see why a buyer would take a close look.
But the real question is what to do next.
Fix It and Add Space
This is the first option I would study.
Use roughly 8,000 square feet as the starting point. Renovate the existing home and add another 2,000 square feet.
If you could complete all that work for $5 million, you would have a roughly 10,000 square foot home on a huge Beverly Hills lot.
Here is the simple math:
• Purchase: $15.475 million
• Renovation and addition budget: $5 million
• Purchase plus work: $20.475 million
• Potential finished value at $2,500 per square foot: $25 million
That leaves about $4.5 million between the purchase plus work and the potential sale price.
Or Build a New Estate
The lot also gives the buyer a bigger idea to explore.
The city’s basic floor area formula is 40% of the lot plus 1,500 square feet. On roughly 26,000 square feet of land, that comes to about 11,900 square feet across the buildings that count toward the limit. A qualifying basement can be excluded.
Add a possible 5,000 square foot basement and the concept approaches 17,000 square feet in total.
Using roughly 16,900 square feet and a construction estimate of $1,000 per square foot, the new build would cost about $16.9 million.
Add the land purchase and you are near $32.4 million before other project costs.
Using the $2,500 to $3,000 per square foot range I am considering, the finished value could be $40 Million.
What I Would Do
I would renovate it.
A roughly 10,000 square foot home on this much land is a great home size and a lot of land.
My Take
I think the buyer may have bought well because this lot gives them choices.
Spend carefully and improve what is already there. Add space and aim for a $25 million home. Or just keep it the way it is and enjoy it.
The opportunity is in the land.
