What matters

  1. $30 million for 37K square feet of land. The site has 37,026 square feet of land and a one story building with 16,580 square feet of space. The sale comes out to about $810 per land square foot or $1,809 per building square foot. 
  2. Anderson has sold $283 million in property.That reported sales total makes me watch the seller too. This is the family business built by John E. Anderson, whose name is on UCLA’s business school. Its history includes both real estate and car dealerships.
  3. Fletcher Jones already knows the block.Its Mercedes store is at 8825 Wilshire. Its Audi store is at 8850 Wilshire. Buying nearby could give the group more room and more control over its future. Its exact plan for this site has not been confirmed but its going to be another car dealership for sure. 
  4. At 6 percent, interest alone would be $150,000 a month.That assumes borrowing the full $30 million. Taxes, insurance, repairs and payments toward the loan balance would come on top. This is an example, not the buyer’s actual loan.

My operator take

Fletcher Jones is selling in other markets and growing their business in Beverly Hills.

It sold its Chicago Mercedes and Audi stores in September 2025. It bought Mercedes of Beverly Hills in March 2026. By August, it had completed its exit from Northern California. Its president has said the group wants to grow where it already has a strong business.

Strong Business = Beverly Hills.  I like reading this.  The money is flowing into Beverly Hills.  

My read is that Fletcher Jones knows the local buyers. They know the people living in Beverly Hills will buy 60K to 200K cars and this is why they will pay $30M for this land.   They park more cars and they get more sales.  

Here is another detail that matters. Fletcher’s new Mercedes showroom at 8825 Wilshire is leased for decades. It is choosing where to rent and where to own. 

Anderson is selling properties it has owned for years, including sites that are nearly full.

It sold Topanga Gateway for $64 million in late 2025 after 22 years of ownership. The center was 97 percent leased and had been renovated in 2024. That is a useful clue when looking at its $283 million in reported property sales.  Anderson recently sold a Westwood portfolio almost $50M that I wrote about.  

I have no idea why Anderson is selling so many assets but I am going to find out.  Here, a nearby car dealer may see great value owning this block and keeping out competition.   I do not know where Anderson plans to put the sale proceeds although I will keep calling and researching.  

For Fletcher, I would want to see what brand they bring here.  At the assumed 6 percent cost on $30 million, the site has a $150,000 monthly hurdle before other property costs.  I'm sure they can sell 200 cars a month here with a gross profit of 2-3K per car. 

For investors, this is another sign of buying great locations.  Its leading me to a conclusion that I will only buy real estate in prime locations.
