Operators take

What looked like a safe long-term hold generated less than 1% annual appreciation over 18 years.  Replacement costs doubled, inflation compounded, and the exit price barely moved.  This is before commissions, taxes, capital improvements, and years of deferred maintenance.  This is a cautionary tale that not everyone becomes wealthy by just buying and holding an apartment building for decades.
