What Happens When 5,500 Homes Have to Be Rebuilt?

The numbers:

5,500+ homes destroyed
1,000+ homes have started rebuilding
1,700+ permit applications submitted
$755M+ of Palisades land has traded since the fire
$2.03M average lot sale
$247/SF median land price
~90–100 lots are trading every quarter
~20% increase in land values over the last year
$100M+ invested by Caruso to restore Palisades Village
$7.1M paid by Johnny Buss for 860 Via De La Paz

But the Dirt Is Moving First

$755 million of Palisades land has already changed hands.

That's 373 lots, averaging about $2.03M each.

And the pace isn't slowing much:

96 lots → 92 → 79 → 101 over the last four quarters.

That's roughly 370 transactions a year.

The median land price is now around $247/SF, with the dataset showing values up roughly 20% over the last year.

Buyers are already placing bets on the land.

The Commercial

Rick Caruso just reopened Palisades Village after investing more than $100M into its restoration.

And practically next door, Johnny Buss paid $7.1M for 860 Via De La Paz.

The 15,000-SF site previously held roughly 34,500 SF and was marketed with potential for around 38,000 SF of rebuilding.

Operator Take

The most important story in the Palisades:

It's the capital coming back in.

1,000+ homes rebuilding.

$755M of land already traded.

100 lots changing hands every quarter.

Caruso putting $100M+ back into the Village.

Johnny Buss buying commercial land.

Now watch two numbers:

How quickly does 1,000 homes start selling and at what prices per SF.

And:

How fast the rest of the Land sells.

I've also met a great broker for anyone looking to buy. Max knows this market in and out.

I'm researching the market to make better investment strategies. I'm sharing what I find along the way with other investors to have discussions, debates and help make better decisions.
